The Tenant Voice Project has kicked off with a series of workshops for people who live in SDA, advocates, providers, government, support coordinators and more. We’ve already gained valuable insights into the SDA experience, including these key takeaways:
- When SDA works, it’s amazing, with participants thriving in their new homes
- Many properties aren’t in the right place, and vacancy rates are high because of this
- People don’t want to share with strangers, and it’s a battle to get it right in your plan
- Only people who can self-advocate or have good people to support them get appropriate SDA
- Many providers don’t understand what people really need, particularly with regards to good access
- Some providers commit abuse or neglect participants, or design substandard or dangerous properties.
So, how did we get here? Why does such an expensive program meet the needs of so few tenants? Simply: We forgot to ask the people with disability what they want. In the ten years of SDA, the focus has been on developers, investors, and providers, and not on the people who actually use it.
The Tenant Voice is designed to make sure that people with disability have their voices heard. SDA will not succeed without them.

Over the past few months, we’ve been taking a deep dive into the numbers around SDA – to understand why it’s not living up to its promise. You can read some of our findings here.
